Design Build
Major Oak has a significant amount of experience as a design-builder. In a design-build, Major Oak will hire the design team as part of our services, and we oversee the full design-build to meet your vision and goals.
Construction Manager
Major-Oak has over 24 years of experience in large-scale builds, across all building sectors. For projects over a certain size and complexity, we can also act as your construction manager.
Owner's Representative
We collaborate with you and understand your vision for the overall build. We act in your best interest and oversee the builder and manage the overall project from budget to schedule, to quality. We assure that the end result will be what you envision during the initial concepts of the planning stages.
General Contractor
Major Oak will be your hands-on-builder, providing the labor, materials, equipment and schedule for your build. Major Oak would hold the prime contract to our client, while the subcontractor's contract directly with Major Oak.

We at Major Oak understand the importance of building to a budget, and this will be one of the first roles that we perform for you. Drawing from our years of experience, we develop a solid cost estimate/proposal, which we will review with you in detail at every stage of the project. We will present to you a detailed and itemized estimate, along with value engineering options to meet your budgetary goal.

During Construction, Major Oak will provide monthly updates to the construction budget with clear transparency. We understand the importance of maintaining your budget as a main goal of a successful project.

Sustainable & "Smart" Builds
Our Major Oak Team are master schedulers and will develop, and update, each schedule for your project. This schedule will include all phases of the project, from preconstruction to closeout. We also include a very detailed material procurement section, along with a clearly defined construction timeline, separated by each work activity. We will assure that our trade contractors abide by the same project schedule to ensure a smooth and streamlined construction phase.
Major Oak selects the highest level of materials while maintaining your budgetary goals. We will present samples and mock-ups of important aspects of your build for your review and input. Material selection is a key aspect of maintaining a project schedule. We understand the current market and current lead times / availability, to assure that we will have the materials in time for when they are needed onsite.
For a successful project, our trade contractor selection is a critical step to solidify. Major Oak understands the local trade market and has strong relationships with trade contractors who have the same values as we do. We evaluate each trade contractor on their skill level and will also perform a "risk management" evaluation, including the review of their quality of work, financial strength, workload, safety record and their team.
Major Oak has many years of experience with “green” sustainable builds and “smart” technology. If this is of interest of you, we can provide you with a build that could be 100% powered from your own resources (Geo-thermal, solar powered, etc.) and can build you an industry leading suite of smart products to operate your home. Our team has great knowledge and experience of the LEED and the new Living Building Challenge process.

Cost Management / Estimating
